Choosing a Listing Agent is Like Choosing a House,
Cheaper Does Not Indicate Better Quality

A listing agent's commitment to marketing is much more financially beneficial to a seller than a listing agent's willingness to reduce commission. Selling a home is a major endeavor. Stakes are high and the financial results have a major impact on the seller. By insisting on proper marketing techniques you will bring in better buyers that will be more likely to pay the high end of market value.

When you are deciding who to list your home with remember, it is the money that your agent puts in your pocket after the deal that is important. A full service listing agent typically cost more than an MLS only agent but be sure to review their track records. Full service real estate agents like myself do charge a full commission but our commitment to marketing makes us more likely to sell at the high of market value, making you more money in the long run. Also, always remember, with a full service realtor like myself we only receive payment on a successful completion of the deal. If I cannot bring in a willing buyer I typically charge you nothing at all. The same is not always true with an agent doing an MLS listing only.

No matter the agent that you decide to work with, which firm they work for or the fee that they charge, I would encourage you to have them agree to their sales and marketing plan in writing to ensure that you are not stuck with unexpected costs or unexpectedly poor marketing.
